City of Dallas awards multi-million-dollar contract to McCann Adams Studio for Hensley Field master plan

Hensley Field, a 738-acre former military base on Mountain Creek Lake, will benefit from a $2 million master plan by McCann Adams Studio – the firm whose signature projects include Austin’s Mueller Airport redevelopment. 

Nestled in the Southwestern corner of Dallas, Hensley Field provides an opportunity for the City and McCann Adams Studio to create a master plan that could include a mixed-use, mixed-income, climate-smart and walkable community with a healthy balance of jobs, housing, amenities and services.

“Hensley Field seizes on a once-in-a-lifetime opportunity which warrants the significant investment ensuring this master plan can come to fruition,” said Council Member Casey Thomas, whose District 3 is home to this project site. “The whole City stands to benefit – from significant tax revenues, to new market rate and workforce housing, to economic development and jobs.” A significant portion of the project funding came from the 2017 Bond District 3 economic development funds overseen by Thomas. 

“Dallas is the crown jewel of north Texas because of its bold vision for unique assets like Hensley Field,” said Chief of Economic Development and Neighborhood Services Dr. Eric Anthony Johnson. “Fortunately, the City Council realizes the legacy it is building for our city through this exciting development.”

The master planning process is expected to last 18-months in three phases including: a review of regulatory, economic, and physical conditions impacting redevelopment; dialogue with the community and key stakeholders; and the development and testing of alternative scenarios. 

“Broad-based community and stakeholder engagement will be an essential part of each phase of the planning process, to ensure that the Master Plan reflects our community values of inclusiveness and sustainability,” said Office of Planning & Urban Design Director, Peer Chacko 

Now that a vendor has been selected, next steps include kicking off the master plan process in coordination with forwardDallas!, the City’s comprehensive Land Use Plan update.
