Winter Weather Preparedness: What Residents and Property Managers Need to Know 

Winter weather can bring unexpected challenges—from freezing temperatures to power outages—but preparation can make all the difference.  

Whether you’re a resident, tenant, property owner, or property manager, taking proactive steps now can help protect people, property, and peace of mind when temperatures drop.

 Know the Emergency Plan 

Ask your property manager about the community’s emergency procedures and take time to familiarize yourself with them. During cold weather, open cabinet doors under sinks to allow warm air to circulate around pipes. 

Protect Your Pipes 

Frozen pipes can cause major damage. Keep your thermostat set to at least 55°F, even if you’re away from home. It’s also important to know where your unit’s water shutoff valve is located and how to turn it off in case of an emergency. 

Have Renter’s Insurance 

Renter’s insurance can provide critical protection during weather-related incidents. Make sure you understand your coverage and keep your insurance contact information easily accessible. 

Establish and Share an Emergency Plan 

Have a clear emergency plan in place and communicate it with residents ahead of time. Make sure tenants know who to contact during outages, weather emergencies, or maintenance issues. 

Prepare for Freezing Temperatures 

Arrange for licensed plumbing and HVAC professionals to be on standby during extreme cold. It’s also helpful to have space heaters and hot plates available for distribution in the event of HVAC or gas outages. 

Communicate Early and Often 

Consistent communication is key. Use emails, text alerts, or resident portals to keep tenants informed before, during, and after winter weather events. Don’t forget to shut off and depressurize sprinkler systems to prevent freeze-related damage. 

 Insulate Vulnerable Areas 

Insulate pipes located in unheated spaces such as basements, attics, and garages. This is especially important when temperatures remain below 32°F for extended periods.
